Hawkeswade Barn
A luxury barn conversion in the lovely Suffolk village of Lower Ufford. Situated in the conservation area of the village adjacent to the water meadows of the River Deben yet just 3 miles from the riverside town of Woodbridge. Converted in early 2011 the barn boasts the best in modern fittings, glazing and insulation yet still retains a cosy feeling.
It is well placed for exploration of the Suffolk Coast and the Sandlings both AONB’s, being 9 miles from Orford, 23 miles from Aldeburgh and 31 miles from Southwold. The famous concert venue of Snape Maltings is a 15 minute drive away down the unspoilt country lanes the region is renowned for. We are also about 20 minutes away from Minsmere the RSPB site that is now the home of the BBC's Springwatch.The World renowned Anglo Saxon burial site at Sutton Hoo is less than 5 minutes drive away and has undergone major work to the visitor centre
All accommodation is on the ground floor, and with the front of the building pre-dominantly glazed the barn gives guests a feeling of connecting with the outdoors.
Hawkeswade Barn is a true year round destination with an air-conditioned bedroom to cool you on those warm summer evenings and a log-burner (starter pack of logs supplied November to March) to toast you in the colder months. With this area of Suffolk receiving above average amounts of sunshine and well below average amounts of rainfall (less than Jerusalem!) it’s a great place to holiday. COVID 19,New Cleaning and sanitizing protocols require guests to vacate the property by 9.00 a.m on day of departure and not to arrive before 17.00.
ACCOMMODATION
The Barn has its’ own private gated entrance and driveway with parking for up to two cars. Outside is laid to lawn with trees and this adjoins a paddock. The driveway is laid with pea shingle and a sun terrace, which can be accessed by 3 different doors, runs the length of the property. A BBQ is provided for the use of guests as is a small shed suitable for storing a couple of bikes.
The living room has a log burning stove and electric wall heater. There is a wall mounted flat-screen TV with Freestat H.D and Now TV with Entertainment and Film packages, a glass desk with wi-fi and a Dolby radio with I Pod dock. There are two, two-seater designer sofas, coffee table, rug and bookcase. There is also a table and chairs.
The fully fitted kitchen is portioned from the living area by an open stud work wall. Included in the kitchen are a fridge, separate freezer, dishwasher and washer/dryer. There is a built in combi microwave as well as an oven and separate electric hob. Equipment includes a toaster, kettle, pod and filter coffee machines. In the fridge you will find a starter pack of locally sourced breakfast foods and milk, there is fresh bread in the bread bin.
The bedroom is large and spacious and has a king-size bed. There is a dressing table with large mirror over, and there are bedside cabinets with wall mounted reading lights over. As well as an air-conditioning unit there is a wall mounted electric heater. There is a wall mounted Freestat TV with built in DVD player. The room also has a large walk in wardrobe. There is also a DAB Digital radio/alarm clock
The en-suite has a large basin with waterfall effect tap, large mirror above and a shaver socket. There is a roll-top bath and there is a large separate walk in shower cubicle with body sprays. It also has a wall mounted electric heater and separate heated towel rail.
